2 Important Things to Look for When Buying Land in the Poconos

Even the best floor plan won’t satisfy you if you build your home in the wrong place. But what should you be looking for when you’re considering purchasing property in the Poconos?

There are two major concerns that you should be aware of to ensure that the land you buy doesn’t derail your plans for a great home. Let’s take a quick look at those.

Location

We’ve all heard the real estate experts say that location is everything. They’re right! But location isn’t simply your address. It’s not just about property values (although it certainly affects them). When you think about where you want your home located, you’ll want to think about what’s really important to you.

Are you after peace, quiet, and seclusion? If so, you may be willing to drive a little further to run errands and shop. But you’ll be away from the noise and activity. On the other hand, if convenience to the things you need and enjoy is more important to you, you’ll want to look for property that has easy access to those things. If you’re considering retiring to the Poconos, you may also want to think about road access in the winter months and even availability of healthcare facilities.

Suitability

Sometimes a beautiful-looking lot can conceal some ugly features when it comes to building. A lot with magnificent trees and stunning rock formations may look idyllic, but how easy will it be to build on that lot? If your builder has to move some of those huge rocks in order to pour your foundation, you could be looking at some significant extra charges. In the same way, if you plan to build near water (whether it’s on a lake shore or near a stream) you may be looking at soil studies and extra engineering to ensure your house will be stable.

The other thing you’ll want to keep an eye out for is access to electricity, gas, water, and sewage (or septic). Those are all things we tend to take for granted in regular residential communities, but they aren’t always automatic when you’re purchasing property on your own.
