What Lot is Best for Your New Home?

what-lot-is-best-for-your-new-home-1When you decide to build a new home you face a lot of important decisions. There are three big decisions, however, that we would say dwarf all of the others:

1. What home (design) you plan to build?
2. Who is going to build your home?
3. Which piece of property are you planning to build on? 

Most prospective homeowners do a pretty good job figuring out what floor plan they want. It’s fairly easy to find help in this area because there are a lot of good plans from which to choose. If you’re still considering plans, here are some custom home plans for Poconos homes you may want to consider.  

Similarly, homeowners seem to have a pretty good handle on choosing a builder.  Once they know what to look for in a good builder they can evaluate and make their choice. 

When it comes to choosing a lot on which to build, however, potential homeowners often find themselves baffled. Which lot is the right one? How does one choose? People know that “location matters,” but what does that really mean? 

To make the decision a bit easier, consider first of all what it is you want from your lot.

Are views hugely important to you?

If so, you’ll want to make sure that you have unobstructed views from where you house will sit. That’s not always as obvious as it seems. Sometimes the orientation of the house (which can be dictated by the terrain) may not be favorable for great views. 

Is having a lot of natural light important?

If it is, you may not want to build your home in the middle of a densely treed area. Trees are beautiful, but they can block light and restrict your views. If you’re lucky, you can have both trees and light—but you need to plan ahead. 

Are you after seclusion?

For some homeowners, that has a lot of appeal, but how secluded do you want to be? Will living “off the beaten path” mean additional expenses for things such as water, utilities, and sewage?  What about convenience? Are you willing to spend extra travel time to shop and run errands? 

Is a neighborhood important?

Some people prefer not to have close neighbors. Others want to be part of a community. Where are the neighbors in the lot you’re looking at?
