Should You Build Your Poconos Lake House on a Public or Private Lake?

For some homeowners, the ultimate get-away home has got to be a lake house in the Poconos. We have to admit, there’s not much that beats water views from your deck in one of the most beautiful parts of Pennsylvania! Of course, choosing which lake and which property on which to build is important—and a challenge! There are, after all, some 150 lakes scattered throughout the Pocono Mountain region.

So when you think about building your lake home, should you build it on a public lake, or on a private lake? The benefits of building on a private lake are fairly obvious. If you prefer more quiet and solitude, building on a private lake the clear way to go. Lakefront can be quite expensive, but perhaps lake and beach access is more in line with your plans. Does swimming, boating, fishing, picnicking or just relaxing by a lake entice you or do you want your home to be right "on the water!"

Even though Pennsylvania law protects property owners by permitting them to deny access to public waters through private property, there’s nothing to keep the public out of public waters around your home. It stands to reason that if it’s harder for the general public to access the water (if the land around a lake is private) that you’ll have fewer incursions into your solitude if the lake you build on is surrounded by private property.

That’s important, because the Poconos Mountain region is a very popular vacation destination for residents of New York and New Jersey. And while no one wants to deny them access to the beauty of the area, there are plenty of public places where they can enjoy water sports. Your home, on the other hand, is a sanctuary and a place for you to relax and get a way.

So if you’ve had the dream of building a quiet place of your own on a beautiful lakeside property, you may want to take a look at communities such as Thornhurst Township, Arrowhead Lake,  Locust Lake Village, Towamensing Trails, or Lake Naomi.
